Records and local offices

  • Khata and e-khata. New khata, transfer and corrections with the city corporation.
  • Mutation. Updating revenue records after a purchase, gift or inheritance.
  • Property tax. Paid every year before the due date. Receipts sent to you and kept on file.
  • Encumbrance certificate. Checked every year, so you see any new loan or deal against your property.
  • Certified copies. Deeds, plans and records from the sub-registrar and other offices.
  • Utilities. Electricity and water connections moved into your name.

Tenants and upkeep

Available as a monthly plan.

  • Site visits. Fixed schedule. A dated report with photos after every visit.
  • Empty home and plot watch. Checks for leaks, damage, dumping and encroachment.
  • Finding a tenant. Listing, viewings, ID and background checks, and police verification.
  • Rental agreement. Drafted to protect you, then registered where the law requires it.
  • Rent and deposits. Monthly follow-up, and a check that your tenant deducts and deposits TDS correctly.
  • Repairs. Quotes from vendors sent to you first. Work supervised and photographed.
  • Move-out. Inspection, deposit settlement and key handover.

Tax and money

Certificates and returns are signed by practising chartered accountants. We collect papers and follow up.

  • Lower TDS certificate. Your CA applies on Form 128 (earlier Form 13), so the buyer deducts tax on your real gain, not the whole price.
  • Capital gains. Working out your gain, and checking if reinvesting in a home or bonds can reduce it.
  • Income tax returns. Returns for rent and sale income, and refund claims for extra TDS.
  • Sending money abroad. The CA certificate (Form 146, earlier 15CB) and your declaration (Form 145, earlier 15CA) that banks ask for.
  • Bank paperwork. Help with NRO and NRE accounts and the bank’s own remittance forms.

Inherited property

  • Finding what exists. Tracing a late parent’s properties through deeds, tax records and banks.
  • Transfer to heirs. Death certificate, legal heir certificate, and records moved into the heirs’ names.
  • Wills and probate. A will for your Indian assets, and probate or succession certificates where needed, through an advocate.
  • Family settlement. Partition, release or sale between siblings, done in writing and registered.
  • Agricultural land. NRIs and OCI holders cannot buy farm land, but can inherit it. We help you hold it, lease it or sell it within the rules.

Buying and selling

  • Before you buy. Site visit, approvals and RERA check, a title opinion from an advocate, and the payment route allowed for NRIs.
  • Selling. Valuation, buyer checks, sale agreement, registration by you or your attorney.
  • Closing the loop. TDS certificate, capital gains, and sending the money abroad, planned together.
  • Home loans. Paperwork with your bank for an NRI home loan.
