Sending sale money abroad: the limit and the papers your bank needs

You have sold your property in India. Now you want the money in your account abroad. Here is how it works, in plain terms.

Where the money goes first

The buyer usually pays into your NRO account in India. From there you ask your bank to send it abroad.

How much you can send

Up to USD 1 million each financial year (April to March) from your NRO account, after tax. This limit covers all NRO money, including rent and other income. If the sale is larger, you send the rest in the next financial year.

If you first bought the property with money from abroad, through an NRE or foreign currency account, you may be able to send back the full sale proceeds. This applies to a maximum of two homes.

The papers your bank will ask for

  • A certificate from a chartered accountant, Form 146 (earlier Form 15CB).
  • Your online declaration, Form 145 (earlier Form 15CA), filed after the CA’s certificate.
  • The sale deed and the purchase deed.
  • Proof that tax was paid, such as the TDS certificate.
  • The bank’s own remittance request and Form A2.

Forms 145 and 146 replaced 15CA and 15CB for remittances from 1 April 2026. Older forms filed before then remain valid for those remittances.
